The ideal candidate will be responsible for ensuring the smooth operation of our facilities through effective maintenance practices. This role requires a proactive approach to problem-solving and the ability to work independently as well as part of a team. The Maintenance Person will play a crucial role in maintaining equipment, performing repairs, and ensuring compliance with safety standards.9.
This position is 35 hours per week, year round, and is benefits eligible. The ideal candidate would work 6:00 a.m. to 1:30 p.m. each day on a regular basis however, candidate would need to be flexible in the winter if grounds need clearing and get here in time to prepare the building for occupancy. Candidate must also be willing to respond to after hours emergency maintenance issues and alarm calls as needed. Occasional weekends may be required for repairs or maintenance that need to be done when the building is not occupied.
Pay is determined based on qualifications and experience.
Responsibilities
- Conduct regular inspections of facilities, grounds, and equipment to identify maintenance needs.
- Oversee day to day Maintenace at the school.
- Prepare the building for occupancy int he morning- turn on lights, heat/ac, rake wood chips, and perform a safety sweep of the facility and surrounding grounds.
- Perform upkeep tasks as necessary.
- Perform general repairs that do not require a specialized technician.
- Perform necessary grounds maintenance to include but is not limited to weed whacking, clearing of brush/sticks, raking, shoveling snow, snow blowing, and spreading of sand and salt.
- Recognize potential safety hazards and fix the issue.
- Develop maintenance procedures and schedules.
- Maintain accurate records of maintenance activities and repairs performed.
- Record, troubleshoot, and report completed repairs and items that need attention to the Executive Director.
- Ensure compliance with safety regulations and maintain a clean work environment. Must be familiar with building codes or work collaboratively with code enforcement and fire marshals to ensure code compliance at all times.
- Contact and obtain quotes from contractors for renovation work and when professional repairs are necessary.
- Oversee contractors and projects when professional repairs are necessary.
- Respond to emergency maintenance issues after hours, if needed.
- Respond to security alarm calls when necessary and report to the Executive Director.
- Assist in conducting monthly fire drills and evacuation drills.
- Painting and ensuring paint chips are taken care of in a timely manner.
- Move furniture, bolt down furniture, and put together furniture when needed.
- Extracts carpets as necessary.
- Take care of supply orders when they arrive.
- Occasionally build/paint items for our outside areas.
- Light cleaning duties as needed.
- Assist with set up and clean-up of special events.
- Go pick up necessary supplies at local stores or facilities when needed.
- Perform other duties as assigned by the Executive Director.
Required skills/abilities:
- Proven experience in facilities maintenance or a related field is preferred.
- Knowledge of building systems such as plumbing, carpentry, electrical, HVAC.
- Knowledge of general carpentry and repair.
- Ability to follow written and verbal directions.
- Ability to use common tools such as hammers, saws, drills, wrenches, etc..
- Ability to use equipment such as snow blowers, weed whackers, etc..
- Proficiency in English for effective communication within the team and documentation purposes.
- Must maintain confidentiality of family, staff, and business information at all times.
- Must be a team player and willing to work collaboratively with administration and the board of managers.
- Must be able to pass a background check as required by The State of Maine's Rules for the Licensing of Childcare Facilities.
Education and Experience:
- High School Diploma or Equivalent Required
- At least 5 years of maintenance experience required.
Physical requirements include but are not limited to:
- Must be able to traverse property and facility to diagnose building issues, repairs, or maintenance.
- Prolonged periods of standing and walking.
- Physical ability to occasional sitting, standing, stooping, reaching, bending, grasping, and kneeling.
- Visual acuity to include color vision, depth perception, peripheral vision, and field of vision.
- Moderate lifting (regularly lift and/or move up to 75 lbs. frequently, lift and/or move up to 100 lbs. occasionally)
- Must be able to climb stairs in order to access all areas of the building.
