SUMMARY: This is a mid-management position that will manage and supervise the operational condition, maintenance, and repairs of the school department’s buildings, equipment, and grounds by organizing, planning, and directing LPS staff and outside contractors. This position will also be required to oversee day-to-day custodial operations by providing training, mentoring, and setting expectations and protocols to ensure our buildings are clean and sanitary for staff and students. They will also work with building administration and staff to identify and correct any deficiencies previously unreported.
SALARY: $22.36/hr - $27.54/hr
ESSENTIAL DUTIES AND RESPONSIBILITIES.
- Plans, organizes, schedules, supervises, and assigns the work of the custodial staff in assigned buildings in collaboration with the Facilities Supervisor.
- Instructs and provides for training of staff to ensure they are shown the preferred cleaning techniques and equipment operation as established by the Facilities Director, Facilities Supervisor, and Area Maintenance Managers
- Places a high priority on customer service by being available in buildings to discuss ongoing issues that may not have been reported in our automated job tracking program and by providing updates on any ongoing work in the building
- Assists Facilities Supervisor with the evaluation of custodial staff as part of the annual review process
- Has an extensive knowledge base and years of experience specific to facility-related trades (plumbing, HVAC, electrical, carpentry, etc.) and a willingness to teach others in facilities.
- Has the skills to meet with outside contractors to coordinate work in the district that is outsourced
- Accurately orders and accounts for material and labor relative to assignments.
- Installs, repairs, and maintains machinery, plumbing, physical structure, air conditioning, refrigeration equipment, and electrical wiring and fixtures of school buildings in accordance with blueprint, manuals, building codes, and safety regulations, using hand tools, carpenter's, electrician’s and plumber's tools.
- If assigned a district vehicle, employee would be expected to operate and maintain vehicle.
- Maintains a clean and safe work area.
- Uses and wears safety and protective equipment as appropriate.
- Maintains all safety and code requirements of the State, local and Board of Education guidelines.
- Performs general maintenance work inside and outside the physical building such as: ceiling, roof, electrical, plumbing, concrete, masonry, glazing, insulation, and tile.
- Recommends supplies and equipment for purchase and maintains the inventory of district-owned hand tools, equipment, hardware, materials and supplies.
- Assists in moving equipment between buildings
- In charge of snow removal and sanding of assigned buildings.
- Hauls trash to dump when required.
- Assists in small engine repair.
- Fills in for custodians in case of emergency.
- On-call 24 hours per day in the event of an emergency to either respond on-site or assist via phone remotely if unable to respond on-site at all LPS facilities
- Cuts grass and all groundwork (i.e., prunes trees, fertilizes lawns and plants, etc.)
- Provides building security checks as directed.
- Maintains some records and material for all assigned schools.
- Assembles and disassembles material for all classrooms.
- Other duties may be assigned.
SUPERVISORY RESPONSIBILITIES:
Oversees the day-to-day work of the head custodian and custodial staff in assigned buildings. They provide immediate feedback and direction to those they oversee when standards are unmet.
QUALIFICATION REQUIREMENTS:

EDUCATION and/or EXPERIENCE:
High school diploma or general education degree (GED). Graduate from a 2-year technical school or 5 or more years of maintenance experience. Preferred experience in plumbing, painting, electrical, carpentry, HVAC, landscaping and masonry.
LANGUAGE SKILLS:
Must be proficient in the English language and have the ability to read and interpret documents such as safety rules, operating and maintenance instructions, SDS sheets, and procedure manuals. Ability to write routine reports and correspondence.
MATHEMATICAL SKILLS:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.
REASONING ABILITY:
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
CERTIFICATES, LICENSES, REGISTRATIONS:
Valid driver's license with good driving record.
OTHER SKILLS and ABILITIES:
Ability to pass a district written and physical test.
Must have basic computer skills and the ability to access emails and other employee resources for the job.
Ability to establish and maintain effective working relationships with students, staff and the community. Ability to perform duties with awareness of all district requirements and School Committee policies. Knowledge of the operations of common types of mechanical construction and maintenance equipment. Knowledge of public construction materials and practices. Ability to lead and plan the work of a small crew. Ability to follow oral and written instructions. Ability to maintain records. Ability to read blueprints/archival drawings of buildings and their systems.

The employee will frequently bend or twist at the neck and trunk more than the average person while performing the duties of this job.
The employee must frequently lift and/or move up to 50 pounds such as a toolbox. Occasionally the employee will lift and/or move up to 90 lbs, such as motors and jackhammers. The employee will sometimes push/pull items such as tables, scaffolds, and cabinets. Specific vision abilities required by this job include close vision, color vision, peripheral vision, depth perception, and the ability to adjust focus.

While performing the duties of this job, the employee regularly works indoors and will occasionally work outdoors. The employee will work near or with moving mechanical equipment. Employees may occasionally work with toxic or caustic chemicals such as petroleum products, degreasers, sprays, and non-household dust. Safety equipment will be provided. The employee must be able to meet deadlines with severe time constraints.
The noise level in the work environment is usually moderate and occasionally will work in a loud area.
